Nate Sullivan was fourteen years older than me and was my brother's best friend. Not to mention a billionaire CEO that looked just as good in well-worn jeans and a T-shirt as he did in a suit. And when he was with his girls? There was no way I couldn't fall for him.
We both had tarnished pasts that kept our hearts out of the mix. But being with him now gave me a confidence I didn't know was missing.
It wasn’t until his twin daughters forced us to dance that we acted on our chemistry. And though it was explosive, our time together was limited. As the nights ticked away, we learned time wasn't the only thing that worked against us.
**This is book 2 in the Sunny Brook Farms Series. Each one can be read as a complete standalone. Always an HEA!**
Fell for You (Sunny Brook Farms #2) Reviews
-
This book managed to mix together ALL of my favourite tropes in the perfect way. Nate is a billionaire single Dad, who also happens to be Alex's older brother's best friend, although they haven't seen each other since she was a child. Set in the same gorgeous small town bed and breakfast that was lovingly restored in book 1 by Colton and Autumn, sparks fly between the two, who are very much off limits to one another!
After agreeing to host the next guests at the Inn whilst Colton and Autumn honeymoon, Alex is shocked to discover that she and Nate have unwittingly reconnected fairly recently... but that he doesn't remember her! What follows are months of high tension, spicy scenes and a love story not to be missed.
Thank you to Author Renee Harless & The Author Agency for providing me with an ARC. I absolutely loved the first book in the series, Time For You, and knew that this story would be just as great. I'm so glad that it's publication day and the rest of the world can now enjoy this story too ❤ -
✨ARC Review ✨
9/10 Pacing
It's a slow burn but it doesn't drag. There are interruptions however. I feel like they got just a little bit too much. The MMC is a single dad (twin girls) and it's like a really close family type of home (small-town) so the interruptions made sense.
10/10 Story Arc
Great story overall! Pretty easy read, small town, almost Hallmark vibes (if you know about Hallmark movies, you know what I mean).
9/10 Characters
Lovable and fully written characters. No filler conversations nor characters. Everyone brings something to the plot. Our FMC is an ex dancer and now baker and has a vegetable garden. MMC is rich but the book doesn't focus on his wealth that much.
10/10 Inclusion of the teased tropes
The brother's bestfriend trope goes off in this! It adds a little bit of angst and I love angst. There's a constant back and forth about their intentions and how to go about it. It's a bit one sided, so guess who is more torn about it than the other?
⭐⭐⭐⭐:
This book has the best slowburn I've read all year. It's so well-done. The interruptions drove me insane and I loved it! There's also this turmoil from the MMC because of the brother's best friend element. The way the author makes you wait for it, I was like FINALLY!!!! Their chemistry, and the found family trope is elaborately written in my opinion. It's not a huge group of people but those who are present matter so much. They all care for each other and it's the sweetest.
It's a fairly light read so if you've been reading heavy stuff and want a break , definitely read Fell For You! It gets emotional but overall, it's a fluffy romance.
🌶️🌶️🌶️🌶️:
The author gets really creative with the smut and I loved it. Specifically the restaurant scene, I was grinning the entire time. I've never read something like that before. There's always the really predictable way of writing a steamy scene in a restaurant or while eating, which we might be familiar with. However, Renee Charles goes many steps further with that in this book and I had to mention it in my review!
‼️CWs include‼️
Body dysmorphia (past), Emotional abuse (past), Medical issues/cancer (not main characters), and Child neglect (not main characters).
Thank you for the opportunity to read this book for an honest review! -
Small Town romances are my all-time favourite and this is why I loved this book so much.
Nate is moving to his best friend Andrew small town to have a new start for himself and his two adorable little daughters. He will be staying at the BB for quite a while and his host is his best friend's sister.
When he sees her for the first time, he doesn't remember her...or particularly their one-night stand a year ago. Alex, remembered him 100% and how good their night was. Even with him not knowing who she is, he can't stop his attraction and lust towards her. But he is starting his life all over again. He is not acting up on it, because after so many problems with his ex-wife, he wants his daughters to finally have a place they call home.
Alex knew that he may not be staying permanently in this town and didn't want to get her hopes up. The thing was, she had a bad experience with her ex and she was afraid to let her guard down when it came to her feelings. He, on the other hand, wanted the best for his daughters and that having a relationship so soon could only confuse them. But they loved Alex so much and they were following her everywhere.
This story was like a slow-burn love. Only kind of 😁. The heat and the tension were building up with each page and I couldn't wait for the moment they got together. When they did...OMG, it was full of spice and so much smut that I couldn't put the book down 🥵🥵🥵.
To me, they were perfect for each other. Nate was her number one supporter when she decided it was finally time to follow her dreams. Their time apart only made their love stronger, even with Nate realizing he loves Alex right on time ♥️. The surprise he made for her towards the end was the best. I loved Nate so much for doing this.
Overall, I loved reading "Fell for you".
Special thanks to the author for providing me with an ARC copy of this book. -
This was a sweet, fun, small town romance! It had some of my favourite tropes: single dad, age gap and brothers best friend, which made it that much more enjoyable. This was my first read by this author and I’m glad I gave one of her books a chance, I’ll definitely be checking out more of her backlist in the future.
I really enjoyed Nate and Alex together and their dynamic. Nate was such a swoon-worthy, loving hero. And Alex had such a heartwarming relationship with his twin daughters, which I loved. They made the cutest little family together!
Also, if you were wondering- the spice was giving!🔥 -
This was a quick, fun read and if you love small town Romances, I really recommend it.
I love the new spins the author took on some of our favorite tropes:
- age gap
- brother's best friend
- single dad to twins (cue lots of aww cute moments!
- one night stand to friends with benefits
- young start up owner and billionaire hero
* note here to say that I love when the heroines can stand on their own and try to start their business and the hero doesn't just jump in to buy it all and is begrudgingly supportive from the side haha
- big meddling family
The reason it's not a 5 stars is because I wished we delved deeper into their love story and emotional connection. I needed more show don't tell why they fell in love with each other and also I would have liked to see more of some of the scenes that were just recounted after (like the situation with the mother of the kids).
But like I said, it's a fun, charming, sexy (lots of spice, tension and interrupted moments lol) and if you want a story that doesn't pull you through the emotional grinder, this is for you.
Oh, also, very important in this day and age: NO THIRD ACT BREAKUP. You should add it to your list for that alone, if not for the whole forbidden secret love affair and charming twins.
*ARC provided by the author in exchange for a honest opinion, thank you so much Renee.
Adding the next one to the TBR as I have an inkling of who the H/h of that will be 🤭🤭🤭 -
╰► 4/5 [ARC REVIEW]
the billionaire trope meets the single dad trope (two of my absolute favourites) in renee harless’s ‘fell for you’, the second installment in her ‘sunny brook farms’ series.
i went into this without prior knowledge of the first book in this series, and it’s safe to say i will definitely be going back to read it!
other than the characters, the world we’re in really drives the story forward. from the very beginning, we’re introduced to our small-town farm-industrial world and how important that is for our main character alex. with her busy life and her sweet vegetable garden, alex is an active protagonist who was loveable and could easily be rooted for. after getting involved with nate, her brother’s best friend and sexy billionare, you’re immediately hooked on their relationship (or the knowledge that there shouldn’t be one👀).
the tension within the book was well-executed, especially when we find out that they had actually met before but nate didn’t remember her. it’s a tale as old as time when it comes to similar tropes and plots of this nature, but in ‘fell for you’ it doesn’t fall flat or feel cliché. the spice was incredibly steamy too, which only kept adding to the tension and building an inevitable connection between our main characters.
overall, i enjoyed this book! the only thing it lacked for me personally was more of an emotional connection between our main characters. the physical aspect was there definitely, but i wished we had seen maybe just a tad more intimacy in that regard. the slow burn of their relationship really worked however, especially considering the context of ‘brother’s best friend’ and essentially being off-limits.
╰► TROPES

Ohh I loved this book almost as much as the previous book in this series!!!!!
The story, the characters, THE TWINS BECAUSE THEY WERE THE MAIN CHARACTERS!!!! I just want to tell you that I fell in love with this whole book because of how light and romantic it is. Yes, it has its slow burn but it is written in such a way that you feel the tension on every page.
Nate and Alex have a history, only our MMC doesn't remember it, but something I liked was that the author didn't make a big drama out of it, the two of them talked like adults and their relationship started to grow little by little. They were lovely characters with a bit of a heavy past but I felt they were well written and most of all very relatable and I say that Alex deserves all the love in the world and it is good that she has a great family on her side.
It was a story I loved reading, I didn't want it to end because I just wanted to see Alex, Nate and the twins have their happy ending surrounded by all the people who love them.
Thanks to the author and The Author Agency for the e-arc in exchange for my honest review!!

🇬🇧 This is the second book in the Sunny Brook Farms series, however it can be read as a standalone.
Nate has been through a lot, as a single dad to beautiful twins, his life has been fully focused on his daughters and his business.
The twins mum has also been through a hard time, and has neglected them which made Nate protect even more his children.
Alex, who ran a Bed & Breakfast while her sister was on her honeymoon, had to cook and do domestic work for Nate and his daughters while they were looking for their forever home.
This story is beautiful, I think it’s the first time I read something related to parenthood, how single parents are so scared, and they want to be perfect for their kids.
I wish I could’ve seen more of the connection between the main characters and their life afterwards! I do recommend this book, it was such a good surprise. 🤩

A billionaire single father falls for his best friend’s little sister in this small town, forced proximity romance!
Alex is running her sister’s bed and breakfast when her newest residents arrive - Nate, and his sweet twin daughters, Eloise and Molly. Not only is Nate best friends with Alex’s older brother, but he’s also the man that Alex had a one night stand with a year ago. Forced into each other’s space within the bed and breakfast, Alex and Nate find themselves drawn to each other again. But these two aren’t looking for a relationship… right? 👀
This had so many elements I love from small town romances. Alex had a big nosy family the reader can’t help but adore. I loved that despite Nate just returning to town, he practically grew up as a member of the family and fit in right away. I think kids are always challenging to write in romances - they need to have a personality, but they can get annoying quick. Thankfully, I think Eloise and Molly were written really well! They were sweet and darling and totally felt like two four-year-old girls. I loved the scenes where Alex got to spend time with them, like at the farmer’s market and dancing in the kitchen.
Alex and Nate’s relationship had a really fun progression… and I loved how Alex was kind of nasty to Nate when he didn’t remember her from their one night stand (reasons why are in the book - no spoilers!) But then once they decided to be amiable and gave into how attracted they were to each other, things got spicy! For being a sweet small town romance I was surprised just how dirty things got and I was totally here for it 😳
If you’re a fan of Melanie Harlow, Laura Pavlov, and other small town age-gap romances, I think you’ll really love this one! Thank you Renee for this ARC! Fell For You releases on November 7th! 🩰♥️🧁 -
5 Star review of Fell For You (Sunny Brook Farms #2) by Renee Harless
Renee Harless is a relatively new author to me, but what I have read I have really enjoyed. I love stories set in small towns like Ashfield, add in that our hero Nate Sullivan is a single dad to twin girls and I was hooked.
Alex is running the bed and breakfast while her sister Autumn is on her honeymoon and she is shocked when the latest guest turns out to be a past one night stand, Nate, who she never expected to see again; even worse he doesn’t seem to remember her either.
Nate is looking for a fresh start for his daughters Mollu and Eloise who are so adorable that they almost stole the book out from under Nate and Alex. The relationship that Alex has with the girls was heartwarming.
I fell hard and fast for Alex, such a swoon worthy, protective and loving man who was perfect for Alex. The chemistry between them was intense, and it was entertaining to watch the push and pull dynamic as their relationship blossomed -
Thank you, Renee for the opportunity to read this.
Fell For You is an age gap, "brother's" best friend romance that plays out naturally.
Nate is a single dad who's juggling a lot suddenly and chooses to return to his roots.
Alex volunteers to help out the new family that will be staying at their family's bed and breakfast. It's not until Nate is on the opposite of the door, that Alex realizes Nate is her one-night stand from a year. However, Nate doesn't remember her or that night.
This was definitely a slow-burn romance as things take place over the next few months. I love that everything happens in a natural way and these two truly get to know one another. And while I loved that things happened naturally, there were times when I felt bored because not a whole lot was happening between the pages that was very engaging for a reader.
Overall, Fell For You is a nice, easy romance with some great steamy scenes. -
Nate and Alex. They have my whole heart, oh my goodness. I loved Colton and Autumn’s book, but Nate and Alex are on a whole different level! These two had a one-night stand a year ago, and their chemistry is still just as strong as ever. Seriously, I thought these two were going to combust. The banter and the “will they, won’t they” was so good. Nate’s a single dad, and his twins? The most adorable!! Bonus points for them because it’s the two of them that finally brings Nate and Alex back together! Nate and Alex have both been hurt in the past, and this book brings ALL the feels–the last few chapters both ripped my heart open and put it right back together. A billionaire single dad, brother’s best friend, age gap…it’s everything I love. I also think I love sorbet now…iykyk. I absolutely loved this one, and I cannot wait for more Sunny Brook Farms!!
-
I really enjoyed this 💛💛
Alex is responsible for her sister’s bed-and-breakfast for a few weeks until she’s back in town, when she goes to welcome the guests it turns out to be a single dad with twin girls but the downside is that he was the guy she had a one night stand with a year ago.
Nate is wants to start a fresh start with his daughters at this town he loves, at first he decides he doesn’t want any relationships and would just focus on his girls, but it seems fate has a different opinion.
I loved Alex’s relationship with the girls, it’s like she immediately got mother-instincts with them and they also loved her. I liked how her family always considered Nate and his girls as their son and granddaughters.

Small Town, Second Chances, a little slow burn, single dad, and I have to read it! No disappointment in the second book in the Sunny Brook Farms series.
Nate Sullivan, single dad to twins, whose heart has been through the wringer. His parents and ex wife never loved him, and the only family he knew was that of his best friend from college. He wants to settle down with his girls in that town of Ashfield.
Alex is the sister of Nate’s best friend, and Nate and Alex have a history. She did not know who he was, and he had forgotten the evening. Alex is subbing at the B&B while Autumn is on her honeymoon, and Nate has rented out the B&B as he makes plans to settle in Ashfield.
I had difficulty putting this book down, and I loved everything about it. Both Alex and Nate deserve each other, even if they agree to no strings attached.
Thank you to the Author for the advanced copy; this is my voluntary review. -
“This woman was my magnetic half, and I had no hope of staying away.”
I continued my small town romance era with new to me author Renee Harless’ new release, Fell For You! Her writing style pulled me straight into the story and flowed well. Plus, it had some of my favorite tropes: single dad, billionaire, age gap, brother’s best friend.
Alex and Nate’s story is a bit of a slow burn — the back and forth. The “will they or won’t they,” and torn feelings due to Alex’s older brother built this story up beautifully. Their chemistry was palpable and I was living for it!
The found family aspect was so heartwarming, and Nate’s adorable twin girls brought a smile to my face whenever they were on page.
I’m really looking forward to the rest of this series! & to go back and read book one! -

Okay I adored this book! It was my first Renee Harless book and I truly loved her writing.
If you like age gap, single dad, brother’s best friend, spicy and small town romance then this one is made for you! "Fell for you" is such a cute, cosy and enjoyable reading! There isn’t any annoying moment in this book! I loved traveling into the Sunny Brooks Farm’s universe.
I adored the characters, and was totally obsessed Nate & Alex’s relationship (+ their relationship with the twins girls which was the absolute cutest thing ever!!!). I loved their dynamic and the spicy tension between them 🤌🏽 I’m usually not a big fan of age gap but these two perfectly fit together! I was obsessed with them. I highly recommend it! Such an adorable and quick read! -
Fell For You is my first Renee Harless book and I've already started to explore her back catalogue.
The story of Alex and Nate (and his adorable twins) was a perfect read to help with some cold autumn evenings.
Fast paced, quirky and interesting, Fell For You keeps the reader invested from the first page until the last.
Small town life, family dynamics and off the charts chemistry should put this latest addition to the catalogue of Renee Harless to the too if your tbr. I can't wait to see what comes next in the Sunny Brooks Farm series. -
Loved this book so so much!!

This is book #2 in the Sunny Brook Farms series and was such a good read. It features Nate, a single dad, and Alex, who runs her family's bed and breakfast business while her sister is away. Nate is a one night stand she had a year prior and is the last guest she would expect to see at the bed and breakfast.
I am such a sucker for small town and single dad reads and this was no exception! The banter and tension and passion between Nate and Alex was next level! Releasing November 7th, 2023!
I definitely recommend reading this book and looking forward to more in the future! Thank you, Renee Harless and The Author Agency, for a copy of an ARC in exchange for an honest review. -
4.5/5 ⭐
This is my second Arc from the author and personally it was my favorite of the two, since she shared the tropes I knew I was going to love it, since reading Single Dad is already a yeees for me and this was the case, a very enjoyable, fast and fun reading, the .5 that it lacks is more than anything because I wanted more moments with the girls, or to know a little more about the secondary stories (which may be the next stories in the series), but definitely loved it a lot.
If you are looking for a relaxed story, a lot of tension!!, fun moments, a protagonist who, despite having a millionaire at her feet, gets ahead alone and does not take advantage of him, I recommend that you read it✨ -
This book had everything I love in a small town! The strong family bond the Sullivan have is one of my favorites. Nate had the cutest little girls and the way he protected them in every way possible, had me swooning. Nate & Alex were a slow burn but I felt like the book moved quickly! The brothers best friend trope always adds a level of angst that I live for!

The chemistry and tension with these to was on point. Then to add in the single dad aspect with two of the cutest little twins, Molly & Eloise. I was just a big mush pile 🥰😍
I can’t wait to read more by Renee in the future this is definitely my favorite of this Sunny Brooks Farm Series!

Tales of Love, Life, and Murder
Alex is a small-town girl who grew up with big dreams that were ripped away before they could be realized. She longed for more but couldn’t bring herself to leave the family farm, especially after her sister moved to the city and Alex saw just how much it broke their mother’s heart for Autumn to be so far away. Now she has a job and helps with the family business, an event venue, while she takes college courses remotely. She no longer feels the need to leave but she dreams of opening a cake shop so she could put her business degree to good use doing something she loves.
Life is pretty routine for Alex, except for a steamy one-night stand last year. It was too good to be true because he was gorgeous and talented and didn’t want any more from her. That’s all she ever wanted since her rotten ex broke her heart because she wasn’t ever going to let anyone hurt her like that again. When they come face-to-face a year later, she’s horrified to realize her mystery man is her brother’s best friend but even more aghast that he doesn’t even recognize her.
It's driving her crazy that he doesn’t remember her so she just tells him and Nate’s horrified. He was going through something at the time and was extremely intoxicated that night but still feels terrible about it, as he should. Alex accepts his contrition and doesn’t hold it against him. His ex-wife destroyed his life then dumped their twins on his cold, uncaring parents while he was on a business trip. Bad weather prevented him from getting home to them, so he drowned his sorrows in a small-town bar and spent the night with a beautiful woman, never realizing it was his best friend’s sister.
They agree that Andrew never needs to know about their dalliance, but the more time they spend together, the stronger the pull. The attraction seems to grow every day and it’s not just that Alex is gorgeous and smart, she’s also amazing with his girls, who crave a woman’s attention. It’s more complicated than just his best friend’s sister for Nate, though. Andrew’s parents treat him like one of their own and with his own parents being so distant and cold, the Easterly clan is his only family.
They fight the attraction for as long as they can and when they finally decide to give in, agree this is just physical, no strings attached. There’s lots of hot sneaking around but you can only press your luck so much before you get caught by a four-year-old who waits until a big family dinner to announce what she’s seen. But when things spin out of control, they’re both forced to realize this is more than just friends with benefits.
This is short but sweet with plenty of steam and lots of humor. I loved the characters, especially the twins, and particularly enjoyed the restaurant scene. -
A single dad…his best friend’s little sister….and an undeniable attraction? What could go wrong?
Rating: 3.5 stars-4 stars ⭐️
Spice: 🌶️🌶️🌶️
Tropes: single dad, best friend’s sister, age gap, billionaire, small town, opposites attract
Nate has decided to settle down in a small town, where his best friend showed him what family could be. He had been living in California and now with his two twin girls he wants to have a place to put down roots. Plus his best friend’s family will be there and they have always treated him like one of their own. Working to build a fun and loving environment for his girls he thinks this is just the place to settle down, and he wasn’t looking for love but he might just find it along the way.
Alex is trying to follow her new dream after having her life shaken up. She offers to help out at her sister’s B&B while their brother’s friend is staying there. But when she meets him for the first time she sees the man she had an incredible one night stand with…and he doesn’t seem to recognize her. As they are forced into close proximity that chemistry comes back full force and both struggle with their desires.
I really enjoyed this small town romance, that had all the heart and charm you could ask for. Truly it was a sweet romance, with a delectable amount of spice thrown in and left me having that feel good feeling in my heart after finishing it.
I absolutely adored the twin girls, Molly and Eloise, and think they were incredible. Kids can always be hard to write and flush out in stories and I think Harless did an amazing job with them. I also fell head over heels for the family dynamics in this book. I am a sucker for a good family dynamic within books and I will say I started to fall for all the individual characters in this one.
When it came to Nate and Alex I really loved the way they melded together. But when it came to their character development at times it felt rush. It felt like things that definitely held them back when it came to romance, just kind of disappeared without really seeing them work through it. This lead me to feel a bit of a disconnect to them as characters. I couldn’t tell if it was just a lot at once and not seeing them express their emotions through the events, or something else leading me to feel this way.
I also was left wanting more at times throughout the book. I wanted to see more of their relationship development. I wanted to see little aspects of their lives that showed up as important, but I never felt like I got the whole picture of. Sometimes I feel like a book leaves you wanting more depth and this was the case for me with this book.
But Harless does bring the spice in the best way. I did not expect some of the heat levels we got in this book, and as a lover of all spice it made me so happy. Plus the attraction these two had, meant I probably would have been sad to not see it fully play out. So 100% recommend reading this if you’re in the mood for a story full of heart/small town charm and spice. -
Renee Harless's "Fell for You" is a captivating addition to the world of contemporary romance, set against the backdrop of a charming small town. This heartwarming story combines several intriguing elements that make it a delightful read for fans of the genre.
In "Fell for You," Alexandra takes center stage as she runs her sister's bed-and-breakfast in their idyllic town. Life should have been a breeze, but when she opens the door to a new guest, she is met with a surprise – Nate Sullivan. He's a single dad, her brother's best friend, and a billionaire CEO. A year ago, they shared an unforgettable one-night stand, but now he looks at her like a stranger, setting the stage for a story filled with tension and emotional depth.
One of the standout features of "Fell for You" is its commitment to avoiding the often-overused third-act breakup trope, allowing readers to immerse themselves in the evolving relationship between Alexandra and Nate without unnecessary drama.
This book is a true gem in the genre, incorporating an array of elements that add layers to the story. The age gap between the characters, Nate's billionaire status, and the forbidden attraction of a brother's best friend bring depth and complexity to the narrative. The themes of forced proximity and opposites attracting add to the undeniable chemistry that crackles between the characters.

Alex and Nate's journey was so quick to pull me in! Alex and Nate shared a night together. Now, Alex is running her sister's bed and breakfast and in walks new guests, Nate with his twin daughters. The thing is though, Nate doesn't remember his night with Alex. As Alex has to be around Nate and his daughters, will Alex and Nate ignore the feelings between them? Or can giving in bring the sweetest reward of their hearts?
Both Alex and Nate drew me into their story. I appreciated that there was such realness to both characters and how relatable they were. I felt for both Alex and Nate, especially when it came to things they'd been through in their lives. I didn't know how they'd tackle their forced proximity, things in their lives, and everything igniting between them which had me even more glued to them and their story!
The chemistry that Nate and Alex shared was undeniable and beautiful to see! They both got each other and getting to see them bring out different sides to one another, especially when it came to their hearts was so great.
