Jared Sutter has a simple rule when it comes to women: keep 'em happy and keep 'em at a distance. He's got his reasons, and they all make sense until he falls for his neighbor and Cassie Bronson makes him want things he's always kept off-limits.

This novella was previously released as part of and is still available in the SEALs of Winter military romance superbundle.

SELF NOTE: What virgin Hero? He behaved like a manslut, doing all the sexual deeds possible: orals/ getting them off in public places/Sexual role play/getting bj and even telling them how to do it...virgin much? Its like a slap in your face...heroine is obviously getting nothing virginal much from his left overs from other women's!

I read this last evening and was not impressed. I will try not to give too much away but it is very difficult in this situation. I really didn't care for the characters. Jared and his secret just didn't do it for me.

He just seemed very odd, wimpy, unsure of himself and gee whiz did the whiny man talk too much. He was supposed to be a bad-ass Navy Seal but was, instead, an insecure, whiny girl.

Cassie was lacking in several areas, as well, and when they got together there was no relational development. I didn't feel the closeness. He went from one day not wanting anything other than friendship with her to the next day wanting to talk to her about their future. It was all convoluted and I cannot recommend this book from my perspective but maybe you should read it and develop your own opinion. It had the possibility to be so much better but it wasn't.

    No.

Thanks for the warning, Erika! And thank you, Melody Cox, for your review!

Another cute listen in this series. Friends to lovers, hero virgin, military romance. This was a bit heavy at the end and then kind of wrapped up quickly but overall I enjoyed it. These are great quick reads and completely stand-alones. York writes incredibly sweet and sincere heroes and I want to marry all of them, if I weren’t already married...

  • Misty

Honestly, boring for me. I also couldn't find anything I would consider a plot.

Jared (boring military dude, virgin) ends up falling for his neighbor, Cassie (older, divorced). They're just friends at first but then kind of like each other. They spend more time talking about whether they should have sex than they do actually having sex. I mean, that's really all there is. There's no action, no drama, nothing stimulating at all.

If I weren't so desperate for audiobooks, I wouldn't even bother with this series. Hopefully it gets better.

I gave it two stars because - I don't even f*cking no why. I'm just sad.

  • Kimmylongtime

3.5 stars ⭐️ This was well written but the Heroes slutty ways were unnerving. Smh 🤦🏽‍♀️

There wasn’t any cheating but it was definitely stressful in an odd way. I love all things soldier so this was a win in that way but the sexuality was a negative for me.

    As always happy reading

This was a sweet story. A virgin hero - what?! Did not mean he was inexperienced though! The story was short and sweet. An easy read.

I went into this read expecting it to be a hot but "safe" read, especially considering that the hero was a virgin. I should have read the reviews better I supposed. While the hero was a virgin, he did talk about and even made the comment to the heroine "Do you want me to tell you about all the women before who have sucked me off?" Ummm... no thank you. I didn't care for that at all. Aside from that, I still wasn't a fan of this book. It was a little too cliché for me personally. He never once felt like a Navy Seal. He seemed very immature. Hell, they both did. It also had a bad case of insta-love and I never felt their relationship truly developed. I'm glad I got this one for free, but it's still not one Id recommend.

  • Jennifer

Another great book in this series. It only bugs me a little how short they are because she always has a great epilogue. And Jared's secret...wow, just wow. I really wanted to see more of Drew and Annie than just line about Jared getting his couch from Drew.

  • Sam (AMNReader)

A quick, sexy read that was really enjoyable-a non-clueless virgin hero, if that is of interest.

  • nick (the infinite limits of love)

    A steamy neighbors-to-lovers/friends-to-lovers with a virgin hero!

Content notes: discussion of infertility, teen pregnancies, on-page sex

Country boy Jared was infatuated with his beautiful neighbor. She is a strong business woman, She didn't need any saving. I liked that. I'm so sick of the "damsel in distress' story line. Cassie is barren and that keeps her from finding any meaningful relationships. Men her age want a family not IVF. She Made a deal with Jared to only be friends. I don’t blame them, Relationships are tough. I really liked this Novella. Fighting their crushes because they liked the other person so much they wanted to be friends(they didn't want to lose that to sex). Believable characters, good story - That’s all I wanted haha. This was the best Novella I read in this bundle! I'm glad I did - I'm going to look into the rest of the series. It's rare that a novella can make me tear up but this did at the end.(let's hope that wasn't the wine) 4/5

Contemporary neighbors fall in love storyline with a youngish military guy falls for his divorced sexy lady neighbor. Jared Sutter is a professional military guy that is finally comfortable in his work and life when he falls for his sweet recently divorced neighbor, Cassie Bronson. Cass has her own issues with dating some jerky guys, but she has a three date rule, which was cute because Jared respects it although for his own reasons. There is a virgin in the story but not really because everyone seems to have a lot of experience.
Tons of sexy time and relationship talk, but no real plot to the story, no mystery or death threats which is kind of refreshing because I've been reading too many historical romance novels lately and one would assume that people are constantly getting death threats!

4.0 RATING-I'm so glad I discovered Zoe York. Both stories I've read by her I ended up really liking. Fall Out was the first book and is book one in the Seals Undone series. It was a bit sexier to me than this second book, Fall Hard. Fall Hard, was a sweeter book but still had nice steam level. I was happy to be able to pick it up as part of the Seals of Winter: A Military Romance Superbundle anthology for $0.99. Definitely worth the price, just for the Zoe York book alone.

Both books had quality writing, great characters with good chemistry. Although both books are novellas, they were so well paced, I never fell shorted or that the story was rushed in any way. A lot of author's have a difficult time pulling that off but the author did a great job for both books. The hero in Fall Hard is great but he has an interesting secret I didn't see coming! Dying to know his secret?

If you haven't checked out this series, I totally recommend it. There's not a ton to work with because of the shorter length, but what there is, is enjoyable. A very easy series to recommend, very readable! Looking forward to reading the third book in the series, Fall Away, when it releases in Feb. 2015. In the meantime, I plan to check out other series by this author to see if they are as enjoyable!

OMG Jared is soooooooooo cute and sexy!

He is friends with his neighbour Cassie, a total gentleman who is not ready to settle down... os so he thinks. Until he realizes he wants so much more from Cassie. He wants it all. But he is a SEAL, and he´s got a little secret, which she is more than happy to help him with. She has issues of her own, but Jared being Jared accepts her just the way she is.

I dont think I have ever read a book where the male character has never... ya know. But Jared is so manly and sexy that it doesnt even matter!

A total must read if you like cute, short stories with a bit of sexy!

  • Maria Rose

I love Zoe's writing so I expect a lot from her stories and this one delivered exactly what I hoped for. It's a friends to lovers story, with two neighbours who have managed to keep themselves at arms length but find that the attraction between them just keeps growing and finally has a chance to be put into play. Both Cassie and Jared were wonderful characters - friendly, caring, attractive people. It's not often you find a male virgin hero, but it works well here, with a good explanation for Jared's combination of innocence and sexual experience. It was a fast paced and entertaining read, with a good buildup of sexual tension and a fitting happy ending.

  • Bette Hansen

This is a fantastic story with a truly unexpected twist. Jared is definitely a one of a kind SEAL and I would love to have one of him for my very own. I love Zoe York's writing style and this novella does not disappoint. I highly recommend it.

  • Netanella

Nicely done friends to lovers with a couple who actually have conversations before jumping in the sack. How's that for reality?

  • Wendie

Skip this one if you get the series. Not even believable in the slightest way-- even in romance novel land...

  • Mandy

I really love this series. I love the guys so much! They are alpha without the asshole tendencies.

Fall Hard is another super easy and steamy read in the SEALS Undone series.

I actually liked Jared and Cassie's story more than book 1. It was definitely easier to follow and their romance really intrigued me. For something that's short and sweet it definitely ticks a lot of boxes but doesn't go deep enough into the feels. This time around there was a more difficult backstory to follow and I loved the fact that this was an older woman and virgin guy trope.

This is the second novella in the SEALS Undone series by the talented Zoe York. This series of novellas are quick, steamy reads but they don't lack any of the polish I've come to appreciate from Ms. York's longer novels. This is a very sweet friends to lovers story with a very charming twist.

Jared Sutter, a Navy SEAL, has a strict keep 'em happy, keep 'em at a distance rule when it comes to women. He's got his reasons, and they're good ones. He meets his neighbor, Cassie Bronson, and they fall into a friend pattern. Cassie has been through a tough divorce, then a subsequent break up with her "bounce back" guy, and she's not looking to become Jared's next notch, so she makes a friends-only deal with him. They have a great relationship, and they've become firmly ensconced in each other's lives as friends, each secretly crushing on the other but not wanting to upset the friendship. The pull becomes too much, and they start a relationship. This puts Jared in the position of having to share his secret with Cassie. Once everything is out in the open, these two cannot help but succumb to the love building between them.

This was such a sweet, charming and scorchingly hot novella. I really loved it, and I'll always have a soft spot for Jared Sutter. I'll be honest, when I first learned his secret, I was surprised and unsure, but the more I understood his reasons, the more plausible it became and in the end, it only endeared him to me more. Zoe York surprised me, in a very good way, with this story, and I loved it. A huge fan of Ms. York's work, she's an unquestioned one-click author for me.

I love Zoe York, but this SEALs series seemed a little wonky to me. I get that Cassie and Jared were friends and neighbours for awhile, and the 90% of the story was them wading through the friendship and potential relationship pool. Then all of a sudden, they're professing love for each other and talking about marriage and children. It felt weirdly disconnected, as if we lost a chunk of pages/chapters between the first 90% and the last 10%. Cassie was just getting over her divorce and finally admitting to herself that she's attracted to Jared, while Jared is getting over his own personal fears and is just dipping his toes into relationships so it seemed very odd that they're both suddenly jumping into the deep end.

Perhaps my expectations of Zoe York are too high, considering I loved her Pine Harbour series. And perhaps I know Zoe York can do so much better, I expected more. I mean, maybe if this were any other author, I probably wouldn't be so disappointed. And I feel bad because it wasn't badly written. On the contrary, the writing is flawless, better than a lot of other authors out there. Just, maybe it's the different level of expectation... Yes, we're back to the expectation thingy.. Because I feel bad. I don't want people to think it's a bad book or badly written. But at the same time, I can't give it a higher rating because she could and have done so much better.

Ok. I better stop before I beat the review to death.. LOL...

    DNF at 60%

I thought this series was romantic suspense, but it seems only some of the books are. Some are just romance where one of the MC’s is a SEAL.

This was... not sexy at all. Even though all they do is talk about sex. It’s like 4 or 5 days worth of interactions at this point. Several chapters are one date and he’s explaining his “technical” virginity in excruciating and crass detail (finger banging, really?) - yet she’s internal monologue-ing about how sweet and adorable he is. She keeps referring to herself as old. Yes, he’s 24, but at 27 she is not Mrs. Robinson.

The last one was a fun, easy read... but I’m not sure I want to continue after this.

  • Jane

Fall Hard is a cute story about a Navy SEAL and his first serious relationship with his classy next-door neighbor, Cassie. He is devoted to his career, she accepts the limitations of being a wife of a man serving their country in this mature but really cute romance that tells how they came together and learned to talk out the important issues in life. Fall Hard presents an accurate picture of the difficulties of being in love and marrying a military man.

I'm going to start tagging books with "man-whore" shelf, my most hated type of Hero. Even tho the hero in this book is "technically" a virgin, he's not really. I mean oral counts and he seems to be pretty slutty in all ways except the one way.

So, no thank you. Read some reviews on the rest of the lackluster book, it's enough to turn me off.

  • Marissa Chavez

Jared and Cassie were amazing! Such a fun and lovely couple. ❤️

  • Night Runner

This was a fun read with a few twists and a bit too much self-doubt and head banter. I really liked the relationship building between the MCs as it gave credibility to the relationship.

  • Jess

This was decent! Liked the infertility stuff and the adult male virgin stuff.

  • Vera Baker

Zoe York is my "recovery" author. When I'm feeling sad or having an "ugly cry" for another book, I love going to her for the hot and sweet love story that gives me an HEA and is hot, hot, hot. We all want Zoe York characters to be our friends and lovers. These stories follow Navy Seals at a crossroads in their careers. Navy Seal relationships are difficult at best. They are typically men who face the daunting prospect of rarely being home, of putting themselves in danger most of us will never be able to even imagine, and have as many psychological barriers to a successful personal relationship as physical. These men all start out from a place of "no commitments" which makes them essentially thought of as players, bad boys. I always think every bad boy (or most) really is just looking for enough motivation to reform. Each couple in the Seals Undone series has cameos in the other stories, but these really are standalone. I am partial to reading them in order. As the 2 most recent stories released, I did a re-read from book 1.

Jared and Cassie's story from Fall Hard, Book 2 brings together 2 unlikely lovers. Cassie has 2 failed relationships due to her infertility. She no longer believes in an HEA unless she can find a guy who is willing to forgo the normal route to fatherhood. She has put her next door neighbor, Jared, in the friend zone because she thinks he is a player. Jared has a secret of his own and wants to get around the "friend zone", but that is never easy.

These stories are totally worthy of being on your TBR list. I'd suggest a long weekend, a chaise lounge, an adult beverage of choice and 7 hot men.
